It applies to everyone who accesses this website or submits anything through it — visitors, buyers, renters, owners, developers and partner agencies.

You must not use this website:

- to send fraudulent, misleading or bad-faith enquiries, or enquiries on behalf of someone who has not asked you to;
- to harvest contact details, listing data, photographs or written content for a competing service;
- to impersonate another person, company or agency;
- to send unsolicited commercial messages to us or to anyone whose details you obtain through this website;
- to discriminate against, harass or abuse any person, including our staff;
- to circumvent an agency relationship by approaching an owner directly after finding their property here.
3. Standards for anything you submit
Property details, photographs, floor plans, documents and messages you send us must be accurate, must not be misleading about price, size, condition, ownership or availability, and must not infringe anyone else's rights. You must own the material or be permitted to share it, and you must not submit third-party confidential information.
Content must not be unlawful, defamatory, obscene, threatening or discriminatory. Property advertising in particular must not express a preference or limitation based on nationality, religion, ethnicity, family status or disability.
4. Automated access, scraping and AI training
You must not use robots, crawlers, scrapers or any automated means to access, copy, index or extract content from this website, except for search engine crawlers operating in accordance with our robots.txt file.
Systematic copying of our listing database, photography, guides or market content — including for the purpose of training, fine-tuning or grounding machine learning models — is not permitted without our written consent. Our llms.txt file states what is permitted for automated agents; where robots.txt and llms.txt are more specific, they govern.
5. Security
You must not attempt to gain unauthorised access to the website, its servers or any connected system; probe or test its vulnerability; interfere with its operation; or introduce malicious code. You must not overload our forms or infrastructure, whether deliberately or through poorly configured automation.
6. Consequences of breach
Where we consider this policy has been breached we may withdraw access, block IP addresses or accounts, remove submitted material, retain records of the incident, and report the matter to law enforcement or take legal action. We will cooperate fully with any lawful authority requesting the identity of anyone breaching this policy.
