How we work

Most property websites tell you what they have. This page tells you how it got there — where our listings come from, what we check before publishing, how we decide what you see first, and how we are paid. If something here does not match your experience with us, we want to hear about it.

1. What we are

Private office property is a Thailand real estate agency working in Bangkok, Phuket, Koh Samui and Koh Phangan. We work with three groups: buyers, renters, and owners who want to sell or to hand a property to us for rental management.

We are an agency, not an open listings portal. Anyone cannot upload a property here. Every listing passes through us first, which is why our catalogue is smaller than a portal's and why we can answer detailed questions about the properties on it.

2. Where our listings come from

Where a listing is co-agency, the depth of what we can confirm is limited by what the mandate holder tells us. Ask us and we will tell you which category a given property falls into.

  • Direct owner mandates. An owner instructs us to market a property. We hold the details first-hand.
  • Developer inventory. Units released to us by developers for new and existing projects.
  • Partner agencies. Co-agency stock where another agency holds the mandate and we bring the buyer or tenant.

3. What we check before publishing

Before a listing goes live we confirm the property exists as described, that the person instructing us has the right to market it, and that the headline facts — location, type, size, price, deal type, ownership path — are internally consistent and match the documents we have been shown.

What we do not do is warrant every figure. Floor areas come from plans, foreign ownership quota positions change, and availability moves faster than any website. That distinction is set out in full in our Listing Disclaimer, and it is worth reading before you shortlist.

4. How listings are ordered

Default ordering on search and category pages is based on relevance to your filters, recency of the listing or its last update, and completeness of the property record. Listings with verified details, full measurements and current photography rank above thin records.

We do not accept payment from owners or developers to move a specific property higher in default search results. If we ever introduce paid placement, promoted listings will carry a visible label and this page will say so before the change goes live.

5. How we are paid

We are paid a commission on completed transactions, and management fees where we manage a rental. For sales, commission is normally paid by the seller under the mandate; on co-agency deals it is shared with the agency holding the mandate. For rentals, the fee arrangement depends on the property and is confirmed in writing before you commit to anything.

We tell buyers and renters if a fee will be payable by them on a specific property before a viewing, not after. Using this website and sending enquiries costs you nothing.

6. What happens after you send an enquiry

We do not pass your contact details to a rota of agents, and we do not sell enquiry data. See our Privacy Policy.

  • Your message arrives with the listing URL, property ID, your language and your currency preference attached, so the person replying already has the context.
  • A member of our team, not an automated system, reads it and confirms the current status of that property.
  • You get a reply during Thailand business hours with the current price and availability, anything the listing did not cover, and the realistic next step.
  • If the property is gone, we say so plainly and offer alternatives only if they genuinely fit what you asked for.

7. If you are an owner

Owner requests to sell or to place a property under rental management are handled privately. They are never published as public listings. We review the property, give you an honest view of price and time to market, and set out the mandate terms in writing before anything goes live.

8. How we keep listings current

We re-confirm status with the mandate holder on a rolling basis and immediately when an enquiry comes in. Sold and let properties are withdrawn rather than left up to attract traffic. If you find a listing that is no longer available, please tell us — it helps, and we will confirm what happened to it.

9. How our guides are written

City guides, buying and renting guides and market articles are written in-house from our own transaction experience and from public market and regulatory sources. They carry a review date. Where a topic touches law, tax or visas, we describe the general position and tell you to take independent professional advice rather than pretending to give it.

10. Languages and currency

The site runs in English, Russian, Thai and Simplified Chinese, and prices can be displayed in other currencies for convenience. Transactions are in Thai baht. Where translations differ, the English version of our legal documents governs, except where Thai law requires otherwise.

11. What we do not do

We do not give legal, tax, immigration, mortgage or valuation advice. We do not arrange nominee ownership structures. We do not publish properties we have not been instructed on. We do not quote rental yields as promises.
