3. What our service is
Private office property is a Thailand real estate agency. Through this website we:
Owner requests are private lead workflows. They are not public listing categories and are not published on the website.
- publish property listings available to buy or to rent;
- publish project pages, developer pages, city guides and market articles;
- receive enquiries from buyers and renters about specific properties;
- receive private requests from owners who want to sell a property or hand a property to us for rental management.
4. What our service is not
We are not a party to any sale, lease or reservation contract that you may later enter into with a seller, landlord, developer or another agency. We do not hold client money through this website, we do not process property payments through this website, and we do not provide an online booking or reservation facility.
5. Listing information
We work to keep published listings accurate, but prices, availability, ownership path, project status, rental terms, taxes, fees, floor areas and viewing conditions can change, and some details are supplied to us by owners, developers or partner agencies.
Listings are an invitation to enquire. They are not an offer capable of acceptance and they do not form part of any contract. Before you commit to anything, confirm the details that matter to you directly with us. Our full position on listing accuracy is set out in the Listing Disclaimer.
6. Enquiries and communications
When you submit a form or message us through WhatsApp, Telegram, Line, email or phone, you are asking Private office property to contact you about that request. We may keep the listing URL, property ID, language, currency, source page and your message together, so that our reply starts with the correct context.
We reply during Thailand business hours. Response times are targets, not guarantees, and are not a contractual commitment.
7. If you submit a property to us
If you send us property details, photographs, floor plans or documents, you confirm that you own that material or are permitted to share it, and that you may lawfully offer the property for sale or rent.
You grant us a non-exclusive, royalty-free licence to use that material for the purpose of assessing, preparing, publishing and marketing the property, including on this website, in our multilingual versions and on partner portals and social channels. You can withdraw that licence by writing to us, and we will stop new publication and remove the material from pages we control within a reasonable period.
8. How you may use this website
You may view listings, save and share links, and contact us about properties that interest you. You may not scrape, bulk-copy, republish or resell our listing data, photography or written content, and you may not use this website in a way that is unlawful, misleading or damaging. 9. Intellectual property
The website design, text, guides, market articles, database structure, and our name and logo belong to us or to our licensors. Photographs, renders and plans may belong to owners, developers or photographers who have licensed them to us. Nothing on this website transfers any of those rights to you. 10. No professional advice
Website content is provided for property search and comparison. It is not legal, tax, immigration, mortgage, valuation, accounting or investment advice, and it does not take account of your circumstances.

15. Language versions
This website is published in English, Russian, Thai and Simplified Chinese. Translations are provided for convenience. If there is any inconsistency between versions, the English version of these terms prevails, except where Thai law requires the Thai version to govern.
16. Governing law and jurisdiction
These terms and any dispute arising from them are governed by the laws of the Kingdom of Thailand, and the courts of Thailand have jurisdiction.
