Copyright and takedown

We publish original photography, written guides and listing data, and we also publish material licensed to us by owners, developers and photographers. This page explains who owns what, what you may do with it, and how to report material that infringes your rights.

1. Ownership

The design, structure, text, guides, market articles and database of this website are owned by PRIVATE OFFICE PROPERTY CO., LTD. or licensed to us, and are protected under the Copyright Act B.E. 2537 (1994) of Thailand, as amended including by the Copyright Act (No. 2) B.E. 2558 (2015) and the Copyright Act (No. 5) B.E. 2565 (2022), and by international copyright conventions.

Property photographs, renders, videos and floor plans may be owned by the property owner, the developer or the photographer, and licensed to us for marketing that property. Their appearance here does not make them free to reuse.

2. What you may do

You may view listings and guides, print or save pages for your own private use, and share links to any page on this website. Quoting a short extract with a clear credit and a link back is fine.

3. Search engines and AI services

We allow search engines and AI services to crawl and index our public pages, to use them in AI answers and grounding, and to use them to train AI models, as set out in our Acceptable Use Policy, robots.txt and llms.txt. This permission covers our own text and data. Where a model or answer reproduces our content, we ask for attribution to Private Office Property and a link to the source page.

This permission does not extend to copying our content or third-party photography in bulk to build a competing listing service, reselling our data, or republishing listings in a way that misrepresents them.

4. What you may not do

Except as allowed in sections 2 and 3, without our written permission you may not republish our text, photography or floor plans on another website or in print; copy our listing database in whole or in substantial part; use our photography in your own property advertising; use our name or logo in a way that suggests endorsement; or remove watermarks, credits or rights-management information.

We respect the rights of photographers, agencies and developers, and we act on well-founded notices. Send your notice to privateofficeth@gmail.com with the subject line "Copyright notice", for the attention of our copyright contact.

Please include all of the following, or we may not be able to act:

  • Your name, organisation, postal address, email address and telephone number.
  • Identification of the work you say has been infringed, for example the original photograph, with the date and circumstances it was created.
  • The exact URL or URLs on privateoffice.ltd where the material appears, and enough detail to locate it on the page.
  • Evidence that you own the copyright or are authorised to act for the owner.
  • A statement that you believe in good faith that the use is not authorised by the copyright owner, its agent or the law.
  • A statement that the information in your notice is accurate.
  • Your signature, electronic or physical.

6. What we do with a notice

We acknowledge receipt within 3 working days, review the notice, and check our licence records for the material. Where a claim appears well-founded we remove the material or disable access to it promptly, and we notify whoever supplied it to us. Where a claim is unclear we will ask you for more information before acting.

The 2022 amendment to the Copyright Act introduced a notice-and-takedown procedure and conditional exemptions from liability for online service providers (sections 43/1 to 43/8). We follow a comparable procedure for material on our own website. A person who knowingly sends a false notice or counter-notice may be liable for the resulting loss. Nothing on this page limits your right to seek a court order under the Copyright Act, and it does not constitute a submission to any foreign takedown regime.

7. If your material was removed and you believe that was wrong

Write to the same address setting out why you are entitled to use the material, with your contact details and any licence, release or assignment you rely on. We will review it and, where the objection is well-founded, restore the material and tell the original complainant.

8. Repeat infringement

We will end our working relationship with any owner, developer, photographer or partner agency that repeatedly supplies us with material they were not entitled to license.

9. Licensing requests

To use our photography or written content beyond what this page allows, write to privateofficeth@gmail.com with the subject line "Licensing" and tell us what you want to use and where. We answer these.
