On a hillside in Layan, at the northern end of Phuket's Bang Tao Bay, the condominium AYANA Heights Seaview Residences is under construction. Its 98 units are sold on freehold in the foreign quota, with handover scheduled for 2028. T.H Group is behind the project, and the sea is about a kilometre from the site. More than half of the apartments face the Andaman Sea, and some residences include private pools. Plans run from 38 m² one-bedrooms to four-bedroom penthouses of 361 m². Entry pricing starts at 8.36 million THB. The estate will include an infinity pool, gardens, a gym, a co-working space and a children's playground, and pets are allowed. Sirinat National Park and the shops at Canal Village are close by. There is no public transport in the area. Payment terms call for a 40% down payment, with the balance spread over instalments until completion. The maintenance fee is 60 THB per square metre per month, plus a one-off sinking fund of 800 THB per square metre. The hotel-managed rental programme targets around 10% annual yield. Construction is advancing in parallel, and several buildings have already reached facade cladding and MEP works.
