. Botanica Green Boulevard is under construction in the Layan area of Phuket, between the airport and the west-coast beaches. The project will have 43 single-storey villas with three or four bedrooms and 380-700 m² of floor area, priced from 26.9 million THB. Handover is scheduled for Q4 2026. The villas will line a tree-shaded boulevard leading to a central park. The grounds will include a cafe, restaurant, mini-market and spa, and each villa will have its own pool. The sea is 3.8 km away, with Layan and Nai Thon beaches a short drive. Phuket airport is 6.8 km from the site. There is no public transport in the area, so getting around requires a car or taxi. International kindergartens and the Blue Canyon golf course are nearby. Expected rental yield is 5.4%. The common-area fee is 20 THB per square metre per month. Payments run alongside construction: a reservation, a larger share at contract signing, then staged instalments, with the final payment due at handover. Ownership is freehold for Thai nationals.
