. Botanica Lakeside II is a completed project of thirteen villas in Layan, on the north-west coast of Phuket. The houses stand around a lake in a tropical Balinese style, and each has its own pool, a fitted kitchen, built-in wardrobes and a landscaped garden. Finished in late 2024, the villas are move-in ready. Homes range from 329 to 624 m² and all have four bedrooms. Prices start at THB 27.9 million. Layan is a quiet neighbourhood next to its namesake beach: the sea is 1.4 km away, and Phuket International Airport is 7.1 kilometres from the project. 7-Eleven stores, a pharmacy, cafes and restaurants, and the Laguna golf course are a short drive away. There is no public transport in the area, so a car is needed. Foreign buyers purchase on a 30-year leasehold. Freehold is available to Thai nationals. The monthly maintenance fee is THB 20 per square metre, with a sinking fund of THB 100 per square metre.
