On Phuket, three hundred metres from Karon Beach, Art House Group is building the Hennessy Residence Karon condominium - nine five-storey Art Deco buildings holding 297 residences. The rooftop will have an infinity pool and a sky bar. The lower floors will house a restaurant, two signature bars named after Moët and Hennessy and a Cohiba cigar lounge. The plans also include a library with co-working space, a kids club, a fitness room and a round-the-clock concierge. Apartments from 46 to 65 m² are sold turnkey, with designer furniture and smart-home systems. Freehold is available to foreign buyers within the quota. Prices start at 9.32 million THB, with a 35% initial payment and the balance spread across the construction stages. The common-area fee is 80 THB per m² per month, and the sinking fund is 800 THB per m². The estimated rental yield is 6.3%. Nightlife is concentrated in Patong, five kilometres away, and there are no bars or clubs near the project. The beach is a four-minute walk. Karon Avenue mall and Karon Park are close by. There is no public transport in the immediate area. Handover is scheduled for the fourth quarter of 2026.
