. Serene Condo Layan is a pre-sale condominium project in northern Phuket, near Layan Beach. The building is scheduled for completion in Q3 2028, and all 173 residences are available for selection at this early stage. Layan sits between Layan Beach and the Bang Tao lagoon, away from Phuket's busy tourist areas. The project offers studios and one-, two-, and three-bedroom apartments ranging from 27 to 124 sq m. Prices start at THB 3.4 million, with freehold ownership available under the foreign quota. The payment schedule is spread over the construction period: 35% down payment, followed by staged payments until handover. Maintenance is THB 80 per sq m per month, and the sinking fund is THB 600 per sq m. The registration fee is shared equally between buyer and developer. Silk Projects is the developer.
