. On Phuket's west coast, in Cherng Talay, Charn Issara Development is building Sri Panwa Lagoon Phuket, a complex of 27 villas. The villas have floor areas from 268 to 1,002 sq m and three to six bedrooms. The starting price is THB 39.8 million. The sea is 2.4 km away, with Bang Tao and Surin beaches a short drive from the project. Supermarkets, Laguna Golf and an international school are close by. Shared facilities include a swimming pool, yoga area, gym, garden and a children's playground. Thai nationals can buy on freehold terms. Construction is scheduled for completion in Q4 2029. The first payment is 30% when signing the sales agreement, with the remaining amount spread over construction stages and the final payment due on transfer of the villa. The maintenance fee is THB 50 per sq m per month, and the sinking fund is THB 300 per sq m.
